A retail build out contractor is working to a fixture delivery date somebody else set. The store has to read as the brand from thirty feet away, and your opening is tied to a truck you do not control.
Retail build-outs are the fastest commercial build-outs and the least forgiving. The store has to read as the brand from thirty feet away, the fixtures land on a fixed truck date, and the opening is tied to a marketing calendar nobody wants to move.

Retail is generally the least expensive category per square foot, because the mechanical scope is light. What moves the number is finish level, the fixture package, storefront work, and whether the landlord’s shell is warm or cold.

Six areas. Two of them, the storefront and the fixtures, are the ones that carry outside approvals and fixed dates, which is why they drive the schedule rather than following it.






This is the retail-specific discipline. Fixture packages ship from one vendor on one date, that date is nearly impossible to move, and it is usually set before construction starts. So we build the schedule backwards from it.
Not the other way round, and not on the same day. A fixture crew working on green flooring is how you get a floor replaced twice.
Terminated at the locations the fixture drawings call for, not where the electrician guessed from a furniture plan that has since changed.
Enough of it to get eight pallets through the door in one delivery window, which is a question about barricades, elevators and centre rules as much as about the door.
So the merchandising team is not working around a painter. Getting that sequence wrong is how a store opens two weeks late with fixtures stacked in the stock room.

Warm or cold. A cold dark shell means buying an HVAC unit, a ceiling, lighting and a restroom before you have built a single wall of your own layout.
Glazing, entry doors, vestibules and awnings, plus the landlord and centre approvals attached to all of it. Outside your control and inside your schedule.
Gondolas, cases, cash wraps and back walls. On a franchise store this is specified for you; on an independent it is the easiest line to overspend.

ShellFinishedRetail is the quickest category and the least forgiving, because a fixed fixture ship date sits at the end of a short schedule.
We walk it with the fixture plan in hand, because the electrical layout has to serve the fixture drawing rather than a furniture plan that has since changed.
A line-item number with storefront and landlord approvals priced separately, since those two are outside your control and squarely inside your schedule.
Permit, plus the centre landlord submittals: approved contractor list, insurance, barricade standard and work hours. In a managed centre that is a second approval track.
Built backwards from the fixture ship date. Floor down and cured, power and data terminated to the fixture plan, receiving access ready for the delivery day.
Punch closed before the merchandising team lands, so nobody is working around a painter. Then signage, final inspection and open.
The part that matters is not the bid. It is whether the space opened when they said it would.
