What's Specific About Building In Austin

Permitting is the project.

Austin's development review process is thorough and it is not fast. Site plan exemptions, change-of-use determinations and commercial plan review each have their own queue. The way to protect your schedule is a complete, coordinated, code-compliant first submittal, because resubmittals go to the back of a line.

Change of use is a real risk.

Converting a retail suite to a restaurant, or an office suite to a medical use, can trigger parking, accessibility, egress and mechanical requirements well beyond what your build budget assumed. Determine occupancy classification and use before you sign the lease, not after.

Watershed and impervious cover.

Austin's watershed regulations can catch projects that touch the site: parking, drainage, patios, grease interceptor installation. Interior-only work usually avoids it. Usually is doing a lot of work in that sentence, which is why we check.

Central Texas is not Austin.

Round Rock, Cedar Park, Georgetown, Pflugerville, Leander, Kyle, Buda, San Marcos and Bee Cave all run their own review, and most of them are faster than the city. If your business can work in a suburban submarket, the build timeline is a genuine argument for it.

Restaurant and bar density.

Austin has one of the country's densest restaurant markets, so there is second-generation inventory. It also means an experienced eye on the hood, grease and drainage saves real money, or steers you away from a space that would eat your budget.

Longer than most Texas jurisdictions, and it depends heavily on scope and submittal quality. Plan the schedule around review, and submit complete the first time.

Yes. Round Rock, Cedar Park, Georgetown, San Marcos, New Braunfels and the surrounding jurisdictions, several of which move faster than the city.
