Tenant Improvement Contractor In Denver

A tenant improvement contractor in Denver is working against one of the strictest energy codes in the country, at an altitude that changes how kitchen and mechanical equipment has to be specified.

Colorado shows meaningful search demand for tenant finish work, several hundred searches a month across the Front Range, and almost nobody is competing for it properly.

LNB Construction handles tenant improvements, restaurant build-outs and commercial finish work across Denver and the surrounding metro.

What's Specific About Building In Denver

Energy code is strict and it is enforced.

Colorado jurisdictions have adopted aggressive energy provisions. Lighting power density, controls, envelope and mechanical commissioning all get reviewed properly. Designing to it from the start is far cheaper than correcting at plan review, and much cheaper than failing a commissioning check.

Altitude changes mechanical design.

Combustion equipment, gas appliances and HVAC all perform differently at 5,280 feet. Kitchen equipment in particular may require high-altitude configuration, and a design borrowed from a sea-level prototype will not simply drop in. This is a real and frequently missed issue on franchise restaurant rollouts.

A dense metro of separate jurisdictions.

Denver, Aurora, Lakewood, Littleton, Englewood, Centennial, Arvada, Westminster, Thornton, Boulder and Broomfield each run their own review, and Boulder in particular has its own additional requirements.

Older stock in the core.

LoDo, RiNo, Highlands and Cherry Creek North carry older buildings with the usual concealed conditions and, in some areas, historic review.

From Empty Shell To Open Doors

Drag any handle. On the left, a space in the condition a landlord hands it over in. On the right, an interior a business can trade out of. These are the kinds of build-out Denver buys most.

What Owners Say Afterwards

The part that matters is not the bid. It is whether the space opened when they said it would.

We signed the lease in March and were serving customers in June. LNB walked the space with our drawings before we committed and told us exactly what the landlord's work letter did not cover.

Marisol Vega

Owner · Independent Cafe

Our lender wanted G702s and a schedule of values, not a lump sum. LNB billed the way the bank expected from the first draw, so nothing stalled in underwriting.

Dev Ramaswamy

Franchisee · Fitness Franchise

Four units in three states and every one of them looks like the prototype. That is the part I could never get from hiring a different contractor in each market.

Alicia Brenner

Director of Development · Multi-Site Retail Brand

One superintendent, one number to call, weekly progress against the schedule. We were paying rent on a dark store and they knew it.

Tomasz Kowal

Managing Partner · Retail Group

The permit run in our jurisdiction is where these projects usually die. They tracked it and told us where it sat every week instead of going quiet.

Denver FAQ

Do you handle Colorado energy code compliance?
Yes, and we design and build to it from the start rather than correcting it at review.
Do you know high-altitude kitchen requirements?
Yes. Equipment configuration for altitude is a routine item on Denver restaurant build-outs and an easy one to miss on a national prototype.
Which Denver-area jurisdictions do you work in?
Denver plus the surrounding metro cities and Boulder County.
How do you staff an out-of-state project?
An on-site superintendent for the duration, a vetted local trade base, and a written report every week. We do not manage builds by phone.
