A medical office build out contractor is building to plumbing, power and ventilation requirements ordinary office construction never touches, and to an inspection you cannot afford to fail twice.
Medical space is regulated space. Exam and treatment rooms have plumbing, power and ventilation requirements that ordinary office construction does not touch, ADA compliance is scrutinised harder, and the finishes have to be cleanable to a standard.

The single most expensive thing on a medical project is finding out at plan review that your space is classified differently than you assumed. That gets checked first, not last.

Nine items that ordinary commercial construction either does not include or does not do to this standard. Every one of them is inspected.
Four categories, with a different inspector’s attention on each.
Exam rooms, procedure rooms, nurse stations, lab draw areas, clean and soiled utility, provider offices, reception and waiting.
Treatment rooms with plumbing and dedicated equipment power, laser rooms with the appropriate controls and signage, body contouring and injectables suites, hydrotherapy and wet rooms, retail front and consultation rooms.
IV therapy suites, cryotherapy, sauna and steam rooms with proper waterproofing and ventilation, float rooms and recovery lounges.
Dermatology, ophthalmology, physical therapy, chiropractic, podiatry and behavioural health.
Med spas sit between retail and medical, and they are held to both standards at once. We have built this exact hybrid five times.
Real medical plumbing and ventilation, laser room controls, and equipment power planned for devices that will be bought after the build rather than before it.
It has to look like the brand, because that is what the customer is paying for. Durable, beautiful and cleanable is a harder combination to hit than it sounds.
Treatment room acoustics, because thin walls will cost you clients. Lighting quality in consultation and treatment areas. Ventilation in body contouring and laser rooms.
Temporary containment, negative air with HEPA filtration, sealed pathways and daily clean-down, worked to the risk-assessment level your facility requires. Inside an occupied medical facility this is not optional.
Higher per square foot than general office, and the premium is entirely in scope an ordinary build-out does not carry.
Treatment rooms, hand sinks, autoclave and processor waste, and floor drains in wet areas. Every one is a supply, a waste line and frequently a slab cut.
Air change rates, pressure relationships and dedicated exhaust for procedure, soiled utility and sterilisation areas. This is mechanical engineering, not a diffuser layout.
Lead-lined partitions to a physicist’s design, and certified med gas installation with third-party verification. Neither is scope an ordinary trade may perform.
Business or Institutional changes egress, sprinkler and construction requirements for the whole space. It is determined at plan review and it can rewrite a budget.
Med spas sit at the higher end, because the treatment side is priced as medical and the front of house is priced as luxury retail.

A line-item number with the regulated scope broken out. Med gas, ventilation, shielding and infection-control finishes are not lines an ordinary build-out carries at all.
Drawings and permit, plus the physicist’s shielding design and the facility guidelines the ventilation has to meet. Determined at plan review rather than assumed at bid.
Rough-in, med gas by certified installers, shielding, then cleanable finishes. Containment and negative air throughout if you are building next to a live practice.
Punch, third-party med gas verification and testing before use, and an ADA walk. Medical closeout is inspected harder than most, so it is scheduled rather than assumed.
The part that matters is not the bid. It is whether the space opened when they said it would.
