Commercial Build Out Contractor In Houston

A commercial build out contractor in Houston has to know which of a dozen jurisdictions your site actually falls under, because that decides your schedule more than anything on the drawings does.

LNB Construction is headquartered twenty-five miles west of downtown Houston, in Katy.

Houston is our home market and the metro where we do the most work: office build-outs in the Energy Corridor, retail and restaurant finish-outs across the suburbs, medical space in the plazas around the Medical Center, and franchise locations in every direction along the Grand Parkway.

What's Specific About Building In Houston

No zoning, but plenty of rules.

Houston is famous for having no zoning ordinance. That does not mean there is nothing to comply with: deed restrictions, platting requirements, parking, landscaping, drainage and the building code all apply, and a space that should be fine for your use sometimes is not. We check use and occupancy against the specific site before you sign.

Two permitting worlds.

Inside the city limits you are with the City of Houston. Step outside them and you are with Harris County, Fort Bend County, Montgomery County or one of dozens of incorporated cities, each with its own review process and its own habits. A contractor who only knows the City permitting centre will be slow the moment your site is in Sugar Land.

Drainage and flood.

Post-Harvey, drainage and floodplain review are taken seriously and can affect interior work when it touches the site, the parking or the utilities. Worth knowing before you commit to a ground-floor space in a flood-prone corridor.

Second-generation restaurant space is everywhere.

Houston's restaurant turnover means plenty of available second-generation space. Some of it is a genuine bargain: a usable hood and an adequately sized grease interceptor can save enormous money. Some of it is a trap. We walk it before you sign.

Heat drives the HVAC scope.

Houston's cooling load and humidity mean the base building unit that seems fine is frequently undersized once you add occupancy, equipment and a kitchen. Load calculations here are not a formality.

Parking is what zoning would have been.

With no zoning ordinance, the constraint that most often decides whether your use works on a given site is the city's off-street parking requirement, which is set by use. Converting a retail suite to a restaurant raises the required count sharply, and a site that has been a shop for twenty years can fail on parking the day it becomes a dining room. We check the count against your intended use before you sign, not after.

From Empty Shell To Open Doors

Drag any handle. On the left, a space in the condition a landlord hands it over in. On the right, an interior a business can trade out of. These are the kinds of build-out Houston buys most.

What Owners Say Afterwards

The part that matters is not the bid. It is whether the space opened when they said it would.

We signed the lease in March and were serving customers in June. LNB walked the space with our drawings before we committed and told us exactly what the landlord's work letter did not cover.

Marisol Vega

Owner · Independent Cafe

Our lender wanted G702s and a schedule of values, not a lump sum. LNB billed the way the bank expected from the first draw, so nothing stalled in underwriting.

Dev Ramaswamy

Franchisee · Fitness Franchise

Four units in three states and every one of them looks like the prototype. That is the part I could never get from hiring a different contractor in each market.

Alicia Brenner

Director of Development · Multi-Site Retail Brand

One superintendent, one number to call, weekly progress against the schedule. We were paying rent on a dark store and they knew it.

Tomasz Kowal

Managing Partner · Retail Group

The permit run in our jurisdiction is where these projects usually die. They tracked it and told us where it sat every week instead of going quiet.

Houston FAQ

Where are you located?
4228 Clay Business Dr, Katy, TX 77449, roughly 25 miles west of downtown Houston off I-10.
Do you pull permits with the City of Houston?
Yes, and with Harris County, Fort Bend County, Montgomery County and the incorporated cities across the metro.
How long does permitting take in Houston?
It varies by jurisdiction, by scope, and by how complete the submittal is. The single biggest thing you control is submitting a complete, coordinated drawing set the first time. Incomplete submittals are what turn a short review into a long one.
Do you work in the suburbs as well as inside the Loop?
Both, and the suburbs are where most of our Houston work actually is.
