No zoning, but plenty of rules.
Houston is famous for having no zoning ordinance. That does not mean there is nothing to comply with: deed restrictions, platting requirements, parking, landscaping, drainage and the building code all apply, and a space that should be fine for your use sometimes is not. We check use and occupancy against the specific site before you sign.
Two permitting worlds.
Inside the city limits you are with the City of Houston. Step outside them and you are with Harris County, Fort Bend County, Montgomery County or one of dozens of incorporated cities, each with its own review process and its own habits. A contractor who only knows the City permitting centre will be slow the moment your site is in Sugar Land.
Drainage and flood.
Post-Harvey, drainage and floodplain review are taken seriously and can affect interior work when it touches the site, the parking or the utilities. Worth knowing before you commit to a ground-floor space in a flood-prone corridor.
Second-generation restaurant space is everywhere.
Houston's restaurant turnover means plenty of available second-generation space. Some of it is a genuine bargain: a usable hood and an adequately sized grease interceptor can save enormous money. Some of it is a trap. We walk it before you sign.
Heat drives the HVAC scope.
Houston's cooling load and humidity mean the base building unit that seems fine is frequently undersized once you add occupancy, equipment and a kitchen. Load calculations here are not a formality.
Parking is what zoning would have been.
With no zoning ordinance, the constraint that most often decides whether your use works on a given site is the city's off-street parking requirement, which is set by use. Converting a retail suite to a restaurant raises the required count sharply, and a site that has been a shop for twenty years can fail on parking the day it becomes a dining room. We check the count against your intended use before you sign, not after.
