One county authority, mostly.

Mecklenburg County's code enforcement department handles building permits and inspections for Charlotte and the towns within the county: Matthews, Mint Hill, Huntersville, Cornelius, Davidson and Pineville. That consolidation is helpful. The surrounding counties, and York County across the line in South Carolina, are separate.

Uptown high-rise office.

Uptown and South End towers come with building standards, restricted work hours, freight elevator scheduling, insurance requirements and property manager approvals. Same discipline as any Class A market, and it drives the schedule.

South End and NoDa adaptive reuse.

Converted mills and warehouses along the light rail corridor make outstanding restaurant and creative office space, and they come with real structural, mechanical and code coordination.

Zoning and use.

Charlotte's zoning ordinance governs use, parking and site requirements in a way Houston's does not. Change of use, retail to restaurant or office to medical, is a question to answer before you sign the lease.

Financial-sector office demand.

Charlotte's banking presence produces steady Class A office upfit demand and a trade base experienced at that finish level.
