Katy spans Harris, Fort Bend and Waller counties, plus the incorporated City of Katy. Which one your suite sits in determines who reviews your plans and who inspects the work, and tenants routinely do not know which one they are in until somebody checks. We check first.

New construction shells.

A lot of Katy's commercial inventory is recent. That is good news, in that the shells are modern with adequate power and decent HVAC. It is also why new retail centres here often deliver cold dark shell, meaning you are building HVAC, restrooms and everything else from nothing.

Master-planned centre rules.

Cinco Ranch, Cross Creek Ranch, Elyson and the other master-planned developments have architectural control committees with sign-off over signage, storefront and exterior finishes. That approval runs in parallel to the permit and it has its own timeline.

Growth means queues.

Sustained commercial growth on the west side means plan review and inspection demand is high. Complete submittals matter more here, not less.
