Commercial Build Out Contractor In Fort Worth

A commercial build out contractor in Fort Worth who treats it as DFW west will miss what makes it different: older stock downtown, greenfield retail north and west, and a review process of its own.

Fort Worth is a different build market from Dallas, and treating it as DFW west is how contractors get surprised. Older building stock downtown and on the near side, aggressive greenfield retail growth to the north and west, and a jurisdiction with its own review process and its own preservation constraints.

LNB Construction builds out leased commercial space across Fort Worth and Tarrant County.

What's Specific About Building In Fort Worth

Older stock means concealed conditions.

Downtown, the Near Southside, the Stockyards and Magnolia Avenue have buildings with decades of layered improvements: undersized electrical service, cast iron waste at end of life, unreinforced masonry, and asbestos-containing floor tile and mastic. On older Fort Worth buildings we recommend investigative demo before pricing, not after.

Historic and design review.

Parts of the city carry historic designation or design overlay requirements affecting storefronts, signage and exterior alterations. That is a separate approval track from the building permit, and it has its own calendar.

Accessibility upgrades get triggered.

Renovating older commercial buildings frequently pulls in ADA obligations on restrooms, entries and the path of travel. Budget for it at the start rather than discovering it at plan review.

North Tarrant is greenfield.

Alliance, Keller, Roanoke and the 35W corridor are new-build retail territory: cold shells, master-developer design controls, and fast-moving centres.

From Empty Shell To Open Doors

Drag any handle. On the left, a space in the condition a landlord hands it over in. On the right, an interior a business can trade out of. These are the kinds of build-out Fort Worth buys most.

What Owners Say Afterwards

The part that matters is not the bid. It is whether the space opened when they said it would.

We signed the lease in March and were serving customers in June. LNB walked the space with our drawings before we committed and told us exactly what the landlord's work letter did not cover.

Marisol Vega

Owner · Independent Cafe

Our lender wanted G702s and a schedule of values, not a lump sum. LNB billed the way the bank expected from the first draw, so nothing stalled in underwriting.

Dev Ramaswamy

Franchisee · Fitness Franchise

Four units in three states and every one of them looks like the prototype. That is the part I could never get from hiring a different contractor in each market.

Alicia Brenner

Director of Development · Multi-Site Retail Brand

One superintendent, one number to call, weekly progress against the schedule. We were paying rent on a dark store and they knew it.

Tomasz Kowal

Managing Partner · Retail Group

The permit run in our jurisdiction is where these projects usually die. They tracked it and told us where it sat every week instead of going quiet.

Fort Worth FAQ

Do you work on older buildings downtown and on the Southside?
Yes, and we recommend investigative demo before pricing on anything with significant age.
Do you handle historic or design review submittals?
Yes, where the property is subject to them. That approval runs alongside the building permit rather than after it.
Do you cover Tarrant County outside the city?
Yes. Southlake, Keller, Colleyville, Arlington, Mansfield and the mid-cities.
Can you do restaurant finish-outs on the Southside?
Yes. In older buildings the grease interceptor and floor drainage are usually the budget drivers.
