Miami is the most technically demanding market on this list, and the reason is the building code. Miami-Dade sits in the High Velocity Hurricane Zone, which imposes product approval and testing requirements on exterior components that exist almost nowhere else in the country.

What's Specific About Building In Miami

High Velocity Hurricane Zone.

Miami-Dade and Broward operate under HVHZ provisions of the Florida Building Code. Exterior components, including storefront systems, doors, glazing, rooftop equipment attachment and signage, require Miami-Dade Notice of Acceptance or Florida Product Approval and specific attachment detailing. A franchisor's standard storefront package from another state frequently is not approved here, and finding that out at plan review costs weeks and money.

Rooftop equipment attachment.

HVAC units, exhaust fans and hood ductwork all need engineered attachment for wind uplift. Not a detail to leave to the mechanical sub.

Many jurisdictions, one county.

Miami, Miami Beach, Coral Gables, Hialeah, Doral, Aventura, Homestead and unincorporated Miami-Dade each run their own review, and Coral Gables and Miami Beach add design and historic review on top.

Corrosion and humidity.

Coastal exposure affects material selection for anything exterior or in an unconditioned space. Standard-grade fasteners and finishes do not last here.

Bilingual trade base.

Practically, most Miami crews work in Spanish. Documentation, safety briefings and daily coordination need to work in both languages, and that is a competence rather than an afterthought.
