What's Specific About Building In San Antonio

Historic review downtown.

Downtown, King William, Southtown and the River Walk area carry historic designation and design review. Exterior work, signage and storefront alterations go through a separate approval that runs on its own schedule alongside the building permit.

Older stock, concealed conditions.

Much of the inner-loop commercial inventory is decades old. Electrical service capacity, waste line condition, and pre-1980s floor tile and mastic are the recurring three. Investigative demo before pricing is cheap insurance.

Medical is a large slice of the market.

The South Texas Medical Center area and the medical plazas along Loop 1604 and Stone Oak generate steady demand for medical and dental build-outs, a category with its own regulated scope and its own inspections.

The north side is greenfield.

Stone Oak, Alamo Ranch, Bulverde and the 1604 corridor are new-build retail, typically delivered as cold shell with developer design controls.

Two counties, and the ring cities.

Bexar County and the surrounding jurisdictions, including Alamo Heights, Olmos Park, Leon Valley, Converse, Schertz and New Braunfels, each run their own review.
