A 5,400 square foot modern farmhouse custom build with reclaimed oak interiors and hurricane-rated windows.
The Project Story
The Challenge
The Reyes family had outgrown their townhome and wanted a forever home that combined a modern farmhouse exterior with the warmth of older Houston craftsman interiors. The site was a tight in-fill lot with mature live oaks the family wanted preserved, a high water table that ruled out a basement, and strict deed restrictions on roof pitch and setbacks.
The Approach
Our design and pre-construction team built a 3D site model around the existing tree canopies and ran the foundation as a structural slab on grade engineered to keep root systems undisturbed. We sourced reclaimed white oak from a Texas barn salvage and milled the planks in-house for the staircase, ceiling beams, and feature walls. The Reyes family attended weekly Wednesday walk-throughs from framing through finishes.
The Outcome
The family moved in eleven months after the foundation pour, on schedule and within two percent of the original budget. Every preserved oak survived construction. The Reyes have since referred two neighboring families to LNB, and the home was featured in a local Houston home tour the year after completion.
