Midtown Warehouse Conversion
Adaptive reuse of a 1960s industrial warehouse into a 22,000 square foot flexible office and event space in the heart of Midtown.
The Project Story
The Challenge
Yard House Events purchased a 1960s warehouse with original bowstring trusses, brick demising walls, and zero modern infrastructure. They needed a flexible venue that could host 300-person corporate events one night and serve as private coworking by day, all while preserving the raw industrial character that made the building special. The structure also predated current Houston seismic and wind codes for assembly use.
The Approach
We brought in a structural engineer to evaluate the bowstring trusses and added discreet steel reinforcing concealed within the existing wood members. The original brick walls were tuck-pointed and clear-sealed rather than painted, and the polished concrete floor was ground in-place to expose the original aggregate. New mechanical, electrical, and life-safety systems were routed through a custom suspended channel grid that doubled as a lighting truss for the event configurations.
The Outcome
The space opened to its first booked event two weeks after substantial completion and has hosted more than 80 corporate events, weddings, and community gatherings in its first year. Yard House reports a 92% booking rate during peak months. The original brick, trusses, and concrete were all preserved and now serve as the venue's signature aesthetic.
