The Project Story

The Challenge

Avant Boutique signed their lease six weeks before their grand opening event with national press and influencer attendance already booked. The mall landlord's standard tenant buildout schedule was eight to ten weeks, and Avant's design package called for hand-selected Italian marble, custom brass millwork, and a fully bespoke lighting design that all needed long lead times. Failure to open on time would have cost the brand a six-figure marketing investment.

The Approach

We collapsed the schedule by running demo, MEP rough-in, and material procurement in parallel from day one. Our project manager flew to the marble fabricator in Dallas to personally select and tag every slab, cutting two weeks off the typical sample-and-approve cycle. The brass millwork was prefabricated off-site in our shop in standardized modules, then trimmed in place during the final installation week. Lighting was value-engineered to a stocked LED system that visually matched the original spec.

The Outcome

Substantial completion landed six days before the lease commencement date, giving Avant a full week to merchandise and rehearse the opening event. The landlord's construction team called it the fastest TI they had seen in the property's history. Avant has since opened a second location with LNB on the build.
