The Project Story

The Challenge

Westside Medical Group was consolidating four separate practices into one new 12,500 square foot location, with eighteen exam rooms, two procedure suites, an in-house imaging area, and dedicated separate corridors for clean and soiled patient flow. The buildout had to meet healthcare-specific Texas Department of State Health Services standards and pass a state inspection before any patients could be seen.

The Approach

We engaged a healthcare-specialty MEP engineer from day one and pulled the medical office shell permit alongside a full set of healthcare TI drawings. The negative-pressure procedure rooms required dedicated exhaust, sealed envelopes, and pressure differential monitors that all had to be commissioned and balanced before final inspection. Our PM built a master schedule that sequenced the imaging room shielding before any drywall went up.

The Outcome

The clinic passed state inspection on the first walk-through and opened its doors to patients exactly four months after the lease commenced. Westside Medical Group reports that the consolidated operation has reduced their administrative overhead by twenty percent and improved patient wait times across all four specialties. LNB has since been retained for a second satellite office in Cypress.
